Years of weathering and old finish lifted off with pressure washing and wood brightener. Sanding follows where needed to prep for stain.

How we actually restore a deck.

Five stages, properly done. Rushing any of them is why so many deck refinishes fail within a year.

Inspection & Assessment

We walk the deck looking for loose boards, popped nails, rot in joists or posts, and compromised structural connections. Any of those get flagged and repaired before refinishing — there's no point in staining a board that needs to be replaced.

Power Wash

Pressure washing with commercial-grade equipment at wood-safe PSI, using oxalic acid wood brightener to lift embedded dirt, mildew, and old finish. This stage reveals the real condition of the wood underneath years of weathering.

Sand & Prep

After the deck dries, we sand as project scoped, either be certain areas to sand or all or most deck to bare wood. The goal is a uniform surface that will absorb the stain evenly if oil and have a surface that will adapt good if its water based stain.

First Stain Coat

First coat of oil stain is applied into the grain. This is where skill matters — proper technique ensures even penetration..

Second Coat & Walk-Through

After proper dry time, a second coat if needed (will discuss at midpoint of drying and inspect its need's for a second coat.) for rich color and full UV protection. Final inspection together, care and maintenance instructions, and we're done. Deck is typically walkable 24 hours after final coat.

Messmer's
UV Plus 

Our most-used stain. Deep-penetrating oil with excellent UV blockers, available in semi-transparent and solid color options. The Sequoia Red and Cedar tones look especially good on redwood and cedar decks. Reapplication every 2-3 years.

Red Label

Premium Brazilian rosewood oil with exceptional penetration. Protects against UV and moisture at a level most homeowners never realize is possible. More expensive than Messmer's but outlasts it on high-traffic decks and pool surrounds. Our go-to for redwood.

Deck restoration FAQs.

How often should I re-stain my deck?
In Colorado's climate, most oil-stained decks need a maintenance coat every 2-3 years and a full restoration (sand + re-stain) every 5-7 years. High-exposure decks (south-facing, no shade) may need attention more often. Decks finished with premium stains like Penofin or Sikkens can stretch those intervals. The best tell: if water no longer beads on the surface, your deck needs attention.
Can my grey, weathered deck be saved?
Almost always, yes. Grey weathering is a surface condition caused by UV damage to the top layer of wood fibers — structurally the deck is usually fine. Power washing and sanding removes the grey layer, revealing fresh wood underneath. We then stain to restore color and protection. The only time restoration doesn't make sense is when structural elements (joists, posts, ledger) have significant rot that would cost more to repair than replacing the whole deck.
What's the difference between semi-transparent and solid stain?
Semi-transparent stain colors the wood while letting the grain pattern show through — best for good-looking wood (cedar, redwood) where you want to enhance natural beauty. Solid stain is more like paint with pigments that fully hide the grain — best for older or damaged decks where you want a uniform look. Solid stain lasts longer but eventually peels; semi-transparent wears away gracefully and never peels. We help you pick based on your deck's condition and the look you want.
How long will my deck be unusable?
Most deck restorations take 3-5 days from start to finish. During that time, the deck is off-limits — you can't walk on it during power washing, sanding, or stain drying. Expect to not use the deck for the entire project plus 24 hours after the final coat cures. For big summer parties, plan accordingly.
What if it rains during the project?
Colorado weather is what it is. If rain is forecasted during stain application, we reschedule the stain days — oil stain applied to damp wood will fail within months. We watch the forecast closely and typically schedule stain work during dry stretches. Power washing and sanding can usually proceed even if rain comes later, but we pause if it turns into a multi-day wet stretch. Our contract includes weather-flexibility language.
Will the new stain match my house trim or fence?
If you bring us a sample or photo, we can match pretty closely. We also bring physical stain sample boards to the on-site quote so you can see actual colors on your actual wood before committing. Deck stain colors always look slightly different on different wood species — cedar absorbs stain differently than redwood, which differs from pressure-treated pine. We account for this in the sample process.
Do you do decks only, or the whole outdoor space?
Both. If your deck and fence both need refinishing — which often happens together as they age at similar rates — we do combined projects all the time. We also restore wood siding, pergolas, gazebos, and any outdoor wood surface. One crew, one stain brand, one consistent look across your whole backyard is often the better approach than piecemeal refinishing.
